DCRE Services Ltd is an independent property consultancy incorporated in England and Wales (No. 13616623), registered office 45 Mymms Drive, Brookmans Park, Hatfield, AL9 7AE.

What we do

​

We advise on residential property. Selling, buying and refinancing are examples. We do not act as a solicitor, surveyor, mortgage broker, financial adviser or estate agent, but we can recommend professionals as needed.

How we charge

​

• First 15 minute consultation: free. Fact find only, no obligation.

• Hourly rate: £250 per hour, in 15 minute units of £62.50. Fifteen minutes is the minimum charge for any piece of work.

• Success fee (where it applies): for example £1,000 payable on exchange of contracts in property transactions. If a success fee applies to your instruction, it will be confirmed in writing at the outset. If none is mentioned, none applies.

• Expenses: third-party costs and travel are recharged at cost, flagged in advance.

 

Retainer and billing

• One-off work (for example a professional opinion on price): quoted upfront and paid in full via Stripe before work begins.

• Ongoing work (for example finding, securing and completing on a purchase): a retainer is agreed upfront and held on account. Time is drawn against it as work is done. When the balance runs low, we tell you in advance so you can top up before more work is undertaken. A statement of time and balance is available at any point on request.

Getting started

1. Free 15 minute consultation.

2. If we can help, we confirm the scope and retainer in writing and send a Stripe payment link.

3. Written agreement and payment of the retainer binds you to these terms. No signature required.

 

Termination

​

Either of us can end the instruction at any time by email. Unused retainer is refunded within 14 days. Where a success fee applies, it remains payable if the trigger event happens within 12 months of termination on a matter we introduced or worked on.

The rest, in one line each

​

• Conflicts of interest. We act for one client per transaction and will tell you promptly if any conflict arises.

• Disclosable interests. Any personal, family or business connection, or any commission or referral fee received, will be disclosed to you in writing.

• Confidentiality and data. Your information is kept confidential and processed under UK GDPR. DCRE Services Ltd is the data controller.

• Anti-money laundering. ID and source of funds checks are carried out where required.

• Insurance. Professional indemnity and public liability insurance with Hiscox, £1,000,000 limit each.

• Complaints. Tell us first. If we cannot resolve it, our written complaints procedure is available on request.

• Liability. Our liability is capped at the greater of fees paid or the amount recoverable under our professional indemnity insurance. Nothing limits liability for death, personal injury or fraud.

• Entire agreement and assignment. These terms plus the written scope form the whole agreement. Neither party may assign without the other's written consent.

• Governing law. England and Wales, exclusive jurisdiction.
