Many complex assets don’t fail dramatically.

They drift.

​

Incremental decisions get made over years. Uses change. Works are carried out. Consents accumulate. Income limps along.

Eventually, the asset becomes hard to explain, hard to fund, and hard to exit.

DCRE is typically brought in when:

​

• an asset has evolved without a clear end state

• multiple uses or strategies are competing

• lenders or buyers are struggling to understand the story

• the owner feels there’s “more here”, but isn’t sure what

 

Our role is to step back and assess:

​

• what the asset is today

• what it could realistically become

• which strategies are actually viable

• which options should be ruled out

 

This is about replacing drift with judgement.

In many cases, value is protected not by doing more, but by deciding what to stop doing.
